Payment
Rates shown include the nightly rate, a one-time cleaning fee, and Placer County transient occupancy tax at 10%.
Payment is processed by Stripe. We never see or store your full card number.
Your reservation is confirmed when payment clears and you receive a written confirmation from us — not at the moment of checkout.
A refundable $1,500 damage hold is arranged before check-in and released within 7 days of checkout, less the cost of any damage beyond normal wear.
Cancellation
More than 30 days before check-in: full refund less a $150 processing fee.
15–30 days: 50% refund.
Fewer than 15 days: no refund. We will try to rebook the dates, and if we succeed we refund what we recover, less the processing fee.
If we cancel for any reason within our control, you receive a full refund including the processing fee.
Occupancy
Maximum 16 overnight guests. The count includes children and infants. Exceeding it is grounds for immediate termination of the stay without refund, because it puts our Placer County permit at risk.
Events and parties
No parties, weddings, or commercial events. This is a residential neighborhood under a county noise ordinance with a 24-hour complaint hotline. Quiet hours are 10:00 PM to 8:00 AM.
Things outside our control
We are not liable for road closures, wildfire smoke, power outages, snow, or other conditions we cannot control. We strongly recommend travel insurance for winter stays. If the property becomes genuinely uninhabitable, you receive a full refund.
