Labor Day is our launch weekend, but the house is open all year through September 2027 — fall color, ski season, summer on the lake. Pick your dates below and we'll confirm availability and send your quote, usually the same day.

Winter stays book fast on the North Shore — if you're eyeing a ski week or the holidays, request early and we'll hold what we can.

Good to know

House rules & FAQ.

Is the house really brand new?+
Yes — construction wrapped this summer and nothing has been lived in. Two things to set expectations: there's no hot tub yet (it goes in before ski season), and the exterior landscaping isn't finished, so parts of the yard are still bare ground and wood chips. Everything inside is done.
Check-in & check-out+
Self check-in any time after 4 PM with a keyless door code that activates on your arrival date. Check-out is 10 AM. Ask about a late checkout — in shoulder season it's usually fine.
How many people, really?+
Sixteen overnight, including kids and infants. It's a hard cap — our Placer County permit depends on it, and going over is grounds for ending the stay. Daytime visitors are fine up to 20 people on site.
Bears+
Kings Beach is active bear habitat and they are very good at this. All trash goes in the latched metal bear box, and nothing edible or scented stays in your car. A bear that gets a food reward at a house often has to be destroyed later — this is the rule we care most about.
Parking & quiet hours+
Four cars in the driveway and garage. No street parking — Placer County prohibits it overnight and tickets it. Quiet hours are 10 PM to 8 AM, and the county runs a 24-hour noise hotline that neighbors do use.
Pets+
We're not able to allow pets at this time. Certified service animals are welcome as required by law.
Parties+
No. Family reunions and golf trips, absolutely. Anything with a guest list, a DJ, or amplified sound outdoors, no. This is a residential street and our permit is on the line.
Cancellation+
Full refund up to 30 days out less a $150 processing fee. 50% between 15 and 30 days. Inside 15 days we can't refund, but if we rebook the dates we'll refund whatever we recover. Full details in the booking terms.
